5 Signs your Coolroom Panels Need to Be Replaced

Want to know more about coolroom replacement in Melbourne? Coolroom panels don’t last forever. Like any building component, they have a service life — and when they start to fail, the costs can add up quickly in higher energy bills, food safety risks, and refrigeration system overload. Here are five signs that your coolroom panels may be due for replacement.

1. Your Refrigeration System Is Running Constantly

A healthy cool room maintains temperature with regular compressor cycling. If your refrigeration system is running almost continuously to hold temperature — particularly during mild weather — it’s often a sign that the thermal envelope is failing. This could be due to degraded panel insulation, damaged joints, or air leakage at penetrations and door seals. The refrigeration contractor will check the mechanical system first, but if that’s healthy, look to the panels.

2. You Can See or Smell Moisture in the Panels

Moisture ingress into insulated panels is one of the most serious failure modes. Once water gets into a PIR or EPS core, the insulation value drops sharply and can’t be recovered. Signs include visible water staining or rust on panel facings, bubbling or delamination of the steel skin, or musty odours from the panel joints. Moisture-damaged panels need to be replaced — there’s no effective repair.

3. Your Joints Are No Longer Sealed

Panel joints are critical to both thermal and hygiene performance. Over time, panel joints in modular systems can loosen, and sealants around fixed joint systems can harden and crack. Open or poorly sealed joints allow warm, humid air to infiltrate the coolroom, dramatically increasing the load on the refrigeration system and creating condensation points inside the panel cavity. If your joints are visibly open or sealant is crumbling, it’s time to act.

4. Your Panels Are More Than 20–25 Years Old

Most commercial coolroom panels are designed for a service life of 20–25 years under normal operating conditions. Beyond this point, insulation values have typically degraded, facings may be corroding, and the overall performance of the system is a fraction of what it was when new. If your panels are approaching or past this age, a panel audit is worth commissioning — even if there are no obvious signs of failure.

5. Your Energy Bills Have Been Creeping Up

Rising energy costs can mask a gradual increase in refrigeration energy consumption. If you have monitoring data, compare your current refrigeration energy use per degree of temperature maintenance against historical records. A significant increase — without a corresponding increase in product load or door openings — often points to a deteriorating thermal envelope.

Precedent can carry out a panel condition audit and provide a clear recommendation on whether repair, partial replacement, or full panel replacement is the right course of action. We operate across Melbourne and regional Victoria.
